Our Vision

Supporting Employment Growth in the Right Location

BARJANE’s vision is to deliver a modern, high-quality employment development that supports jobs and investment while responding carefully to its surroundings.

Located next to the approved Frasers Group Campus, the proposals build on existing and planned investment around M6 Junction 2 and make use of approved infrastructure in a well-connected location.

The focus is to ensure development is located where it can be best supported by:

A well-connected area that has direct access to the motorway network

Access to a broad and diverse labour market

Existing and approved infrastructure, including the Frasers Group Campus

By concentrating development in this location, traffic can access the motorway network directly, avoiding impact on local roads and nearby communities.

Responding to a Clear Need for Modern Employment

Evidence supporting Rugby Borough Council’s planning strategy shows a shortage of modern employment land, particularly for industrial and logistics uses that require good motorway access.

This reflects wider changes in the economy, including:

Growth in logistics and distribution

Businesses strengthening UK-based supply chains

Increasing demand for modern, efficient buildings

Providing new space in this location will help to:

Support around 700 jobs

Enable local business investment and expansion

Strengthen the local and regional economy

Ensure businesses can remain and grow in the area

Designed in Response to Its Surroundings

A key consideration throughout the design process has been how the development sits within the landscape and alongside existing communities.

The proposals have therefore been shaped by a number of guiding principles which help to create a development that responds to its setting while supporting jobs, investment and future economic growth.

These guiding principles include:
Maintaining clear separation from Ansty village
Positioning buildings and servicing areas away from nearby homes
Enhancing existing landscape features and green infrastructure

Improving public rights of way and accessibility

Delivering biodiversity enhancements across the site

Creating a high-quality and sustainable employment environment
